Architectural transformation of an urban space
The conversion of an office building into the four-star Steigenberger Hotel, with a total gross floor area of 21,500 m², represents a comprehensive architectural and interior design concept. In collaboration with the architectural practices GSP-Architekten and Baupoeten in Munich, and in close cooperation with the interior designers Geplan Design from Stuttgart, our team was responsible for the architectural design, coordination of all disciplines, as well as site supervision and author’s supervision, ensuring the integrity and quality of the transformation.
The Superior and Superior Plus rooms are designed using natural materials and a warm, muted color palette, combined with a reduced, contemporary design language with subtle regional references. The spaces are carefully proportioned and balanced, while floor-to-ceiling panoramic windows provide natural light and a visual connection to the surroundings, creating a sense of lightness and comfort.
The Deluxe rooms expand the concept through larger spaces of up to 35 m² and panoramic windows that emphasize volume and spatial proportions. The minimalist design, combined with natural materials and carefully selected color tones, highlights functionality and a calm atmosphere while enhancing the feeling of openness and light.
The Executive Suite on the top floor further develops the concept through clearly defined zones for work and relaxation within approximately 60 m². Floor-to-ceiling windows and generous space create an impressive connection to the urban environment, while clean lines, natural materials, and a harmonious color palette reinforce the architectural identity and a sense of tranquility and freedom.
Comprehensive spatial transformation
All partition walls, staircases, and floor finishes in the existing six-story office building with three underground levels were removed to create a unified spatial structure for a total of 292 hotel rooms, including Executive and Junior Suites. The project also includes generous common areas, restaurants, bars, and a spa zone with saunas and a fitness area. Each space is carefully organized to ensure comfort, functionality, and visual harmony.
